What we build
The list covers composite and PVC decking, pressure treated pine, cedar, screened rooms, covered porches, railing systems, stairs, pergolas, under deck drainage and paver patios. Every one of those gets measured and specified properly before we ever put a number on it.
A large share of what we build replaces somebody else's earlier work. This region's Great Black Swamp clay is unforgiving toward a frame that was set on shallow footings or graded to drain water toward the house instead of away from it, and pulling apart enough failed decks teaches you exactly which hidden decisions actually decide whether a deck lasts. We build our own with that in mind from the first footing.
How a project runs
The whole scope in writing, before day one
That means the exact brand and product line for every material, the framing schedule, hardware, railing profile, stair count, dates and total cost. If anything changes once work is under way, it gets documented and signed off before we act on it. Verbal agreements are how a perfectly good build turns into an argument on the last afternoon.
We recommend repair when repair is the right call
A frame built on sound lumber is worth keeping. Resurfacing it with new boards typically runs about a third of what a full rebuild costs, and more often than you might expect it is the honest answer, so we say so up front rather than waiting to be asked.
When a frame genuinely cannot be saved, we say that too, and we take you underneath to see the rot, the pulled joist hangers and the footing that has heaved for yourself, rather than asking you to take our word for it from the deck above.
Permits without exception
We file the application, supply the framing drawings and attend the inspection. Across Lucas and Wood Counties this means identifying the correct authority for your address, because Sylvania and Ottawa Hills each start with their own city or village zoning certificate before Lucas County Building Regulations issues the actual permit, Perrysburg's own zoning permit is followed by Wood County Building Inspection, Maumee runs its own Building and Inspection Department entirely outside the county system, and a property inside Waterville's Historic Overlay District needs a Certificate of Appropriateness from the City of Waterville before certain exterior work proceeds.
A deck that was never inspected becomes a negotiating point when you sell, and settling it later costs several times what the original permit would have.
We say so when something is a bad idea
Pressure treated lumber for a family who will never get round to sealing it. Dark composite on a lot with full sun and no shade in sight. A hot tub set on a frame only ever sized for people and furniture. A fire pit sitting directly on combustible decking. Raising it before the build costs nothing. Raising it after costs real money.
Your job gets one crew, not a rotation
The complaint we hear most about other builders has nothing to do with materials. It is silence, a crew juggling two or three addresses at once while your project sits and waits. Once we start on your deck, that crew works nowhere else until it is finished. If weather or an inspection pushes the schedule, you find out from us before the date arrives, not after it has already passed.
We clean up as we go, not at the end
Offcuts, packaging and old boards go into the trailer at the close of every day instead of building into a pile for the last afternoon. Before we call a job finished, we run a magnet over the lawn and wherever the old structure used to stand, because a missed screw in the grass has a way of finding a mower blade or a bare foot months down the line.
Three things we will not shortcut
The footing size and depth, the distance between joists, and how the guard posts are actually fixed to the frame. Get any of those three wrong and a deck either needs repair inside a decade or never makes it to twenty five years at all, and not one of them is visible once the boards go down. That invisibility is exactly why a cut rate quote touches these three first.
If a cheaper quote lands on your table, ask that builder to write down the same three figures. Nine times out of ten, the gap between the two prices explains itself the moment you compare them.
